- Expression of Interest Sought The Department of Veterans Affairs Nashville, TN seeks Expressions of Interest for 24,040 net usable square feet (NUSF) of Outpatient Clinic Space in Nashville, TN. Notice: This advertisement is a notice of a potential opportunity. This advertisement is not a solicitation for offers, nor is it a request for proposals. The purpose of this advertisement is to identify potential sources, suitable locations and existing buildings preferred, and is not intended to pre-qualify or disqualify any potential offers. The Government will not pay for any costs incurred as a result of this advertisement. Contracting Office Address: Department of Veteran Affairs Network Contracting Office (NCO) 9 1639 Medical Center Parkway, Suite 400 Murfreesboro, TN 37129 Description: VA seeks to lease approximately 20,040 net usable square feet (NUSF) (or approximately 32,454 rentable square feet) of space and 190 parking spaces for use by VA as a Community Based Outpatient Clinic in the delineated area explained below. VA will consider lease space located in existing buildings or land for new construction for a build to suit option. Lease Term: 10 years Delineated Area: Bounded in the south by I440 and I65. Bounded in the west by I440 and I40. Bounded in the north by I65 and the Cumberland River. Bounded in the east by I24 and Highway 70. Bounded in the southeast by I40 and I65. Additional Requirements: Offered space can be on more than one floor as long as space is contiguous and meets all ADA requirements. Bifurcated sites, inclusive of parking, are not permissible. Offered space must be zones for VA s intended use. Space will not be considered where apartment space or other living quarters are located within the same building. Structured parking under the space is not permissible. Offered space must meet Federal and Local Government requirements for fire safety, physical security, accessibility, seismic, and sustainability standards per the terms of the solicitation for offers or request for proposals. A fully serviced lease is required. Offered space must be compatible for VA s intended use. Expressions of Interest must be submitted to the Contracting Officer by 3:00pm Central Time, Friday, August 9, 2019 and must include the following information: Building name, address and location of available space Location of map, demonstrating the building or land lies within the delineated area Description of ingress/egress to the building or land from a public right-of-way Amount of offered space in Rentable Square Feet (RSF) and Net Usable Square Feet (NUSF) Building ownership information, brokers or legal representatives must show written acknowledgement and permission to represent the property Site plan depicting the property boundaries, building and parking. VA makes monthly rental payments in arrears upon facility acceptance and may elect to make a single lump-sum payment or amortize over the course of the firm term for specified tenant improvements. VA makes no progress payments during the design or construction/build-out phases of the project. Project Requirements: This Sources Sought Notice seeks information from Potential Offerors who are capable of successfully performing a lease contract, including design and construction of the facility described above, for a term of up to 10 years, as well as all maintenance and operation requirements for the duration of the lease term, at a fair and reasonable price. SDVOSB and VOSB firms are invited to provide information to contribute to the market research for this project. All business concerns must have the technical skills and financial capabilities necessary to perform the stated requirements. All business concerns are requested to submit a Capabilities Statement if they are interested in participating in this project.
