- U.S. GOVERNMENT SOLICITATION No. 8WA2487 General Services Administration (GSA) seeks to lease the following space: State:Washington City:Seattle Delineated Area: North: 200 Street South East: Bothell Way NE South: NE 95th Street West: Greenwood Ave N Minimum Sq. Ft. (ABOA):5,092 Maximum Sq. Ft. (ABOA):5,346 Space Type:Office Parking Spaces (Total): 0 parking for GOVs Full Term:20 years Firm Term:10 years Option Term:None SEE ADDITIONAL REQUIREMENTS BELOW: Space shall be located not more than the equivalent of two city blocks from a primary or secondary street. A primary or secondary street must have scheduled public transportation in both directions, if a two-way street. If on high-traffic or multi-lane street, traffic signals located within two blocks for safe access. No history of prior heavy industrial use, including but not limited to large dry cleaning operations, rail yards, gas stations, or industrial facilities. Not immediately adjacent to railroad tracks. Visible or easily located from an arterial street. Adequate parking at market rates within two blocks. Standard Class "A" office space consistent with local market. Complies with all applicable building codes. Complies with accessibility standards as defined in the ADA, ABAAS and UFAS. Ground floor preferred. If above ground floor, minimum two accessible elevators to access space, one of which may be a freight elevator. Not below ground floor. Adaptable to efficient layout as determined by SSA. Considerations will include: oContiguous space, all on one floor, not separated by common hallways or other areas. oNo interior ramps. oNot more than twice as long as it is wide. oRegular shape, free of obstructions that hinder development of efficient space design. Columns at least 20' from walls and other columns. Asbestos-free. No history of water/moisture intrusion or mold growth. NEC-compliant electrical distribution system sufficient to support all electric, data and telecommunications systems requirements and specs. ASHRAE-compliant commercial grade HVAC system. Properly ventilated, code-compliant commercial grade plumbing system to support all break room and restroom requirements and specifications. Potable water supply system (including piping, solder and fixtures) meet EPA "lead-free" standard, manufactured in accordance with ANSI/NSF International Standard 61. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plains.
