Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:New York City:Oneonta Delineated Area:North: Center St East: Maple St to Rt 23 S to Rt 88 South: Rt 88 West: Main St to Chestnut St to Church St Minimum/Maximum Sq. Ft. (ABOA):4,535-4,762 ABOA SF Space Type:Office and Related Space Parking Spaces (Total):0 (See Additional Requirements) Parking Spaces:0 Full Term:15 years Firm Term:10 years Cancellation Rights:120 days Additional Requirements:The Government does not require reserved parking spaces for Government vehicles. However, parking should be available, per local code, for visitors and employees within one block of the offered location. Space must be contiguous on a single floor at ground level or above. Basement or below grade space will not be accepted. Space on the ground level is preferred. Space offered above the ground level must be serviced by at least two accessible elevators, one of which may be a freight elevator. The space should allow for efficient layout and office workflow and support a secure interviewing configuration. Columns must have regular spacing or sufficient distance to support effective design. Space must be able to accommodate a second, secure entrance for employees separate from the main public visitor entrance. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease, to include all utilities and janitorial is required. Offered space shall not be in the 100-year or 500-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out subsequent to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than October 17th, 2019 by 4:30 PM Eastern Standard Time, and should include the following information at a minimum: • Building name and address; • Location of space in the building and date of availability; • Rentable Square Feet (RSF) offered and full-service rental rate per RSF; • ANSI/BOMA office area (ABOA) square feet offered and full-service rental rate per ABOA SF; • Floor plans (AutoCAD) identifying offered space; • Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
