Description
General Services Administration (GSA) seeks to lease the following space: State: MI City: Grand Rapids Delineated Area: City limits of Grand Rapids Minimum Sq. Ft. (ABOA): Total 19,000 (Block A = 18,421 / Block B = 579) Maximum Sq. Ft. (ABOA): Total 19,950 (Block A = 19,360 / Block B = 590) Space Type: Office Surface Parking Spaces (Total): 13 on-site, reserved, surface spaces 2 on-site, reserved (garage preferred) Parking Spaces (Reserved): N/A Full Term: 15 years Firm Term: 10 years Additional Requirements: · Subleases are not acceptable. · Block A and Block B shall be two separately demised suites and do not need to be contiguous. · Second floor or higher is preferred for Block B. · A non-penetrating rooftop stick antenna will be required. · Column spacing will be no less than 20’ on center. Anything less will NOT be considered. · Space should allow for an efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. · Inefficient layout may include, but not be limited to, one or more of the following building features and will be determined on a case by case basis: o Narrow column spacing; o Atriums, light wells, or other areas interrupting contiguous spaces; o Extremely long, narrow runs of space; o Irregular space configurations; or o Other unusual building features. · Space must be easily accessible by the public. · Regularly scheduled public transportation during the workday is required within a walkable ¼ mile. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.
