- Modification 1 (09/27/2019) The advertisement dated 09/27/2019 is hereby modified to reduce the requested term of the lease. Full Term: Ten (10) Years (120-Months) Firm Term: Five (5) years (60-Months) All other aspects of the advertisement remain unchanged. ------------------------------------------------------------------------------------------------ Solicitation for Offers No: 8MD2392 Statement of Requirements: The U.S. Government currently occupies office and related space in a building under lease in Hanover, Maryland that is expiring. The Government is considering only alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government requirements, as well as costs incurred through relocating, such as physical moving costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. City, State: Hanover, Maryland Delineated Area: The Space shall be located within the following boundaries: North: Maryland Route 100; South: South Maryland 32/ Patuxent Freeway; East: Maryland Interstate 97 (I-97) West: U.S. Interstate 95 (I-95) Minimum Sq. Ft. (ABOA): 17,165 ABOA SF Space Type: Office and Related Space Parking Spaces (Total): Twenty-five (25) Surface Parking Space Parking Spaces (Surface): Twenty-five (25) Surface Parking Space Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: Fifteen (15) years (180-Months) Firm Term: Ten (10) years (120-Months) Termination Rights: 90-Days' Notice in whole or in parts following the expiration of the firm lease term. Option Term: N/A Tenant Improvement Rate: • $0.00/ ABOA SF (existing space) • $44.8704/ ABOA SF (new lease location) Building-Specific Amortized Security Rate: • $0.00/ ABOA SF (existing space) • $6.00/ ABOA SF (new lease location) Additional Requirements: • Space shall not be located within the 100-year flood plain or wetland unless the Government has determined it to be the only practicable alternative. • The offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety and Handicapped Accessibility. • If space offered is above ground level, at least two (2) accessible elevators will be required. • The Government requires a fully serviced lease. All services, janitorial supplies, utilities and tenant alterations are to be provided as part of the rental consideration. • Interested parties must respond in accordance with the ‘Expressions of Interest' section of this advertisement. • All interested parties must submit evidence of ownership or written authorization to represent the owners. Any submissions received without documentation of ownership and/ or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests due date and time. • In cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement/ permission to represent multiple interested parties for the same submission. • Reference project number 8MD2392 Expressions of Interest should include the following : 1. Building name and address and location of the available space within the building. The building site/lot plans, interior building layout drawings/pictures (with dimensions shown preferably) reflecting the space that is being offered. 2. Identification of public transit routes/stops near the property offered. 3. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. 4. ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 5. Date of space availability. 6. Building ownership information. 7. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). 8. Energy efficiency and renewable energy features existing within the building. 9. List of building services provided.
