Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:New York City:White Plains Delineated Area:North: I-287 (Cross Westchester Expressway) East: I-287 to Westchester Ave West to Bloomingdale Road (south) South: Bryant Ave (west) to Smith Ave (south) to Byron Ave (west) to Soundview Ave (NW) to West Post Road (south) to Quinby Ave (west) to Walworth Ave (north) to Walworth Crossing to Bronx River Parkway. West: Bronx River Parkway Minimum/Maximum Sq. Ft. (ABOA):12,907-13,552 ANSI BOMA SF Space Type:Office and Related Space Parking Spaces (Total):2 Parking Spaces:2 Reserved Surface Spaces within no more than one block of the building Full Term:15 years Firm Term:10 years Cancellation Rights:120 days Additional Requirements:-Space must be contiguous, with at least one floor being no less than 10,326 square feet if contiguous floors are offered. -Space must be located above street level and accessible by a minimum of two elevators, one of which can be freight. -The Government shall have the right and intends to build two additional bathrooms, 1 male facility and 1 female facility, in the space specifically for the Government's visitors. -Building roof must accommodate a satellite antenna with a minimum elevation of 15 degrees above the horizon. -Building roof must not have any obstructions from a southwestern view. -24/7/365 Operations for designated space: oData Communication Room or Data Communication Room which contains LAN rack equipment. -Parking spaces may not exceed more than one block from the building. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease, to include all utilities and janitorial is required. Offered space shall not be in the 100-year or 500-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out subsequent to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than November 14, 2019 by 4:30 PM Eastern Time, and should include the following information at a minimum: • Building name and address; • Location of space in the building and date of availability; • Rentable Square Feet (RSF) offered and full-service rental rate per RSF; • ANSI/BOMA office area (ABOA) square feet offered and full-service rental rate per ABOA SF; • Floor plans (AutoCAD) identifying offered space; • Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
