Notice: This advertisement is a notice of a potential opportunity. This advertisement is not a solicitation for offers, nor is it a request for proposals. The purpose of this advertisement is to identify potential sources, suitable locations and existing buildings preferred, and is not intended to pre-qualify or disqualify any potential offers. The Government will not pay for any costs incurred as a result of this advertisement. The Government cannot provide any warranty, expressed or implied, as to the accuracy, reliability or completeness of contents of the furnished information found within this advertisement; Government is under no responsibility to respond to and is unable to answer any inquiries regarding this advertisement. Respondents are advised that the Government assumes no responsibility to award a lease based upon responses to this advertisement. Title: The Government is seeking sources to lease approximately 15,000 to 28,350 net usable square feet of existing office space in the Austin, TX area. Description(s): The Government is requesting sources to lease approximately 15,000 to 28,350 net usable square feet of existing, turn-key office space [or space that can be adapted to office use], in the Austin, TX area. The lease shall be for 1 year and include 9, one-year options. Space will ideally contain private offices with workspace for an additional 200 personnel, with access to conference space. The lease shall be subject to the availability of annually appropriated funds as stated in the attached sample lease (Enclosure 1) for real property. The desired occupancy date is January 2020. Facilities are to be operated and occupied by the US Government. This office is to be located in a defined geographical area that contains businesses and other establishments that are of a compatible nature. The tenant shall, on an occasional basis, have the right to use the space beyond normal working hours and, if required, on Saturdays, Sundays, and Federal holidays. This includes the use of elevators, lights, toilet facilities, fitness areas, common areas, parking garage, and, if necessary, heating and air conditioning. A. The sources to lease should include the following: 1. Cost statement including base rent, NNN, operating expenses, etc. (Enclosure 2). It is desired that this be a fully-serviced lease, to include utilities and janitorial service. 2. Statement indicating whether or not the property is in a 100-year flood plain. 3. An estimate of the number of calendar days to complete any finish-out of the space after aware of the lease. 4. A copy of the legal description of the property. 5. Proof of ownership. 6. Proximity to parking and/or public transportation. B. Location: Space within the Austin, TX area is more specifically described as approximately a block radius surrounding 210 W 7th Street, Austin, TX. Space from 4 blocks to 10 miles will also be considered. Space on either side of these roads/boundaries, as well as space within these boundaries, will be considered. Space in existing buildings will be given primary consideration. Priority will be given to space with on-site parking. Space should also be with a reasonable to/from public transit systems. C. In reviewing offers prior to a formal solicitation for offers, the Government will consider, among other things, the speed with which the offered space can be occupied, to include furnishings and communications/IT, contiguity of the offered space, services provided, additional amenities, such as a fitness center, and cost.
