Solicitation #7NM2133 General Services Administration (GSA) seeks to lease the following space in Albuquerque, New Mexico State: New Mexico City: Albuquerque Delineated Area: North: Mountain Road NE / Mountain Road NW East: I-25 South: Coal Ave. SW West: 12 th Street SW / Park Ave. SW / 10 th Street SW / Central Ave. SW / 12 th St. NW Minimum Sq. Ft. (ABOA): 145,692 Maximum Sq. Ft. (RSF): 168,000 RSF Space Type: Office and related space Parking Spaces (Total): 689 Parking Spaces (Surface): - Parking Spaces (Structured): 689 Full Term: 20 Years Firm Term: 18 Years Option Term: N/A Additional Requirements: The space shall be located in a quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the LCO. If not a new building, the space offered shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space with modern conveniences. Sites which are located directly on a highway or 6-lane thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area. A loading dock is required. Dock shall be capable of accommodating deliveries by semi with a 56’ trailer. One elevator dedicated to the movement of freight in the building is required. The elevator must be a minimum of 72 square feet with a minimum load capacity of 7,000 lbs., with a clear opening of at least 72 inches. Employee elevator service must consist of a minimum of two handicap accessible elevators. Public transportation must be available at regularly scheduled times during the entire workday and within 1/4 mile or 1320 walkable feet from the building entrance for the commuting needs of the visiting public. The route from the bus stop to the building entrance shall be accessible for the mobility impaired. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain.
