- General Services Administration (GSA) seeks to lease the following space: State:New Jersey City:Iselin Delineated Area:20-mile radius of Woodbridge, NJ to provide a balanced access to the ocean line piers on Newark Bay, and the main highway corridors for delivering drivers (NJ Turnpike, Garden State Parkway and highways 440 and 287). *See attached Map Minimum Sq. Ft. (ABOA):106,750 Maximum Sq. Ft. (ABOA):106,750 Space Type:Warehouse Parking Spaces (Total):16 Parking Spaces (Reserved and Secured):16 Surface Full Term:15 years Firm Term:10 years Additional Requirements: •100,000 square feet of floor space (Additional Space required for office portion) •Sealed concrete floors stressed for standard warehouse forklift operations •Climate controlled •40' High ceiling in warehouse cargo bay •Fire Detection/Suppression system •Minimum of 12 loading dock doors equipped with adjustable dock plates/levelers, and overhead dock seals /shelters •Dock doors must accommodate hi-cube containers •Minimum of one high-bay roll-up door (minimum of 15' wide by 12' tall) with vehicle drive-up ramp access. •Sufficient turn-around space at dock doors to accommodate 53' tractor trailers for turn around and staging •Exterior parking on premises to accommodate staging of 50 each 40' ocean containers on trailers. •Security fencing around perimeter of entire property. •Warehouse must be adjacent to office space. •Reconfigurable/modular warehouse lighting that can be adjusted to accommodate warehouse racking •Holding area for the forklifts and a charge area for the forklifts (assume 10 forklifts) •1/2 of the fork lifts will be electric and the other half will be diesel/propane. Diesel/propane forklifts will require additional ventilation •A carpenter's shop/area •A hazmat area Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. The U.S. Government currently occupies office and related space in a building under lease in Iselin NJ that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and nonproductive agency downtime. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than 11/14/2019 by 5:00 PM Eastern Time, and should include the following information at a minimum: • Building name and address; • Location of space in the building and date of availability; • Rentable Square Feet (RSF) offered and full service rental rate per RSF; • ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF; • Floor plans (as-built) identifying offered space; • Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
