- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Various Delineated Area: East: Harry Byrd Highway (Route 7) and Fairfax County Parkway (Route 286) south to Wiehle Avenue (Route 228), southeast to Sunrise Valley Drive (Route 5320), west to Reston Parkway (Route 602), south to Fox Mill Road (Route 665), west to Fairfax County Parkway (Route 286), south to Springfellow Road (Route 645), south to Lee Highway (Route 29) South: Lee Highway (Route 29) and Springfellow Road (Route 645), west to Pleasant Valley Road (Route 609) West: Pleasant Valley Road (Route 609) and Lee Highway (Route 29) north to Lee Jackson Memorial Highway (Route 50), west to Loudon County Parkway (Route 606), north to Ryan Road (Route 772), west to Northstar Boulevard turning into Belmont Ridge Road (Route 659) north to Harry Byrd Highway (Route 7) North: Belmont Ridge Road (Route 659) and Harry Byrd Highway (Route 7) east to Fairfax County Parkway (Route 286). In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, Jones Lang LaSalle Americas, Inc. Offered buildings must be able to meet all Government requirements contained in this FBO Ad and in the RLP/Lease to be issued, including but not limited to requirements for fire-safety, amenities, sustainability, and handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Offered space shall not be in the 100 or 500-year flood plain. Not all minimum requirements are stated in this advertisement. A variety of inexpensive or moderately priced fast-food and/or eat-in restaurants and other employee services, such as retail shops, cleaners, and banks shall be located within the immediate vicinity of the Building, as determined by the LCO, but generally not exceeding 2,640 walkable linear feet. The proposed leased space shall be fully serviced. Expressions of Interest should include the following: 1) Building name & address; 2) Contact information and E-mail address of Lessor's Representative; 3) BOMA rentable & ABOASF available; 4) Rate per ABOASF on a full-service basis, inclusive of a Tenant Improvement Allowance (TIA) $100.00/ABOA SF and a Building Specific Amortized Capital (BSAC) Allowance of $25.00/ABOASF, meeting GSA's standard building shell requirements; 5) Number of parking spaces available on the premises; 6) Name of ownership entity and, if applicable, parent company; 7) Scaled floor plans (as-built) identifying offered space 8) Evidence that the offered space can be prepared with tenant improvement completion no later than August 2021.
