South: From intersection of E Street NW and 12th Street NW, heading west on E Street to 15th Street NW; proceeding north along 15th Street until H Street NW, heading west along H Street NW until 17th Street NW, heading south on 17th Street NW until G Street NW, and then heading west along G Street NW until the intersection of 22nd Street NW. Building must be located no further than 2,640 walkable linear feet (WLF) from a metro station.Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.Subleases will not be considered.Not all minimum requirements are reflected in this advertisement.Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc.Expressions of interest should include the following information at a minimum: Building name, address, and age; Location of space in the building and date of availability; Rentable square feet (RSF) offered and rate per RSF; ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, full service inclusive of a Tenant Improvement Allowance of $42.85/USF, meeting GSA’s standard building shell requirements; Name, address, telephone number, and email address of authorized contact; Scaled floor plans (as-built) identifying offered space; Information on project and building ownership.An offeror must be registered and active in the System for Award Management (SAM) to respond to a request for lease proposal (RLP). SAM registration is not required prior to responding to this advertisement, but is required at the time of initial offer submission which will be established at issuance of the RLP. Offerors without an active SAM registration at the time of initial offer submission established by the RLP cannot be considered for the procurement.
