LauderdaleDelineated Area:Beginning at the intersection of U.S. Highway 27 and I-75 (Everglades Parkway), travel east on I-75 to Exit 19, Toll Road 869 N. Sawgrass Expressway. Proceed north on 869 N. to Exit 5, Commercial Boulevard. Take the exit and travel east on Commercial Boulevard to State Road A1A. Turn right onto State Road A1A and proceed south to South Federal Highway. Turn left onto South Federal Highway and travel south to E. Dania Beach Boulevard. Turn left onto E. Dania Beach Boulevard and travel east to N. Ocean Drive. Turn right onto N. Ocean Drive and proceed south to E. Hillandale Beach Boulevard. Turn right onto E. Hillandale Beach Boulevard and travel west to State Road 7. At the intersection E. Hillandale Beach Boulevard turns into Miramar Parkway. Proceed straight onto Miramar Parkway and travel west to S. 184th Avenue. Turn right onto S. 184th Avenue and proceed north to Pines Boulevard. (ABOA):27,957Space Type:OfficeTotal Parking Spaces (Surface/Structured):Per applicable codeFull Term:15 YearsFirm Term:10 YearsAdditional Requirements:Location: It is preferred that the proposed building not be located near facilities such as night clubs, liquor stores, pawnshops, etc. The Building shall not be located in the immediate vicinity of any facilities identified as “hazardous materials transportation/storage facilities.” Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. The space shall not be located within ¼ mile of active railroad tracks or heavily congested freeways that may compromise the sound quality of digital recordings. The space shall not be located within ¼ mile of electrical sub-stations to avoid interference with electronic equipment. The space shall not be located in areas zoned for industrial or warehouse use. The space shall not be located in a building where law enforcement offices are located; where employees can or have the potential to carry weapons, and people may be temporarily held and/or questioned. Buildings which are located directly on a highway or six-lane thoroughfare shall not be considered in the following instances: the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. If the building being proposed is not directly visible from a primary or secondary traffic route in the community, the lessor shall provide acceptable signage from the primary or secondary street at no separate cost. This may include working with the local municipality to erect adequate signage. The route from the primary or secondary street shall be direct. Locations which have obscure, difficult access or which require multiple turns from a primary or secondary street shall not be considered.Building/Space Layout: Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. Space must be on the second (2nd) floor or above. A minimum of two accessible elevators must service the space; one of which may be a freight elevator. All space must be contiguous on one (1) floor, with the exception of the storage/mail room and/or training/multipurpose room which may be separated from the primary space by a public corridor but must be on the same floor. Building must have a loading dock or loading area. It is preferred that a Building be equipped with at least two (2) points ingress/egress with a direct route to the offered space. A fully serviced lease is required. Normal Hours of Operation: 7:00 AM - 5:00 PM M-F; offered space must be accessible 24/7 Space must meet the Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the lease. The building must be able to comply with the Architectural Barriers Act Accessibility Standards (ABAAS) and meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. Offered building cannot have any residential tenants. Offered building must allow roof top rights for antennas. Other typical and special requirements as called for in the Request for Lease Proposal (RLP) package.Other: Not all minimum requirements are reflected in this advertisement.Action: Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action.Expression of Interest Submission Instructions/Requirements:Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: Name of owner; Age of building; Total existing gross square feet, and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square footage of proposed space; Identification of on-site parking; Address or described location of building; Location on map demonstrating the building lies within the delineated area; FEMA map evidencing that the property lies outside the 100-year floodplain; A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; Evidence of ownership, if building submitted by owner.
