Description
The U.S. Government currently occupies office and related space in a building under lease in New York, NY that is expiring. The Government is considering only alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government requirements, as well as costs incurred through relocating, such as physical moving costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.State: NYCity: New YorkProposed Delineated Area:North: Chambers Street/Centre Street/Frankfort Street/Dover StreetSouth: Whitehall Street/State StreetEast: South StreetWest: Battery Place/West Thames Street/South End Avenue/Liberty Street/West Street(See attached map.)Minimum Sq. (ABOA): 15,688 contiguousSpace Type: OfficeParking Spaces (Total): 18Full Term: 159 monthsFirm Term: 120 monthsAdditional Requirements: Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Subleases are not allowed. Space must be contiguous on a single floor at ground level or above. Basement or below grade space will not be accepted. The space should allow for efficient layout and office workflow and support a secure interviewing configuration. Columns must have regular spacing or sufficient distance to support effective design. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options.In order to respond to the Request for Lease Proposals (RLP), the offeror must be registered and active in the System for Award Management (SAM). This registration is not required to respond to this advertisement, but it will be required prior to the initial RLP due date which will be established at a later date. It is strongly recommended that potential offerors register and/or verify/renew their registration at SAM.gov as soon as possible. Expressions of Interest should include the following information at a minimum: Building name and address. Location of the available space within the building and date of availability. The building interior building layout drawings/pictures (preferably with dimensions shown) reflecting the space that is being offered. Rentable Square Feet (RSF) offered and full service rental rate per RSF. Indicate whether the quoted rental rate includes an amount for tenant improvements and state amount, if any. ANSI/BOMA office area (ABOA) square feet offered. Ceiling height details throughout the offered space. Building ownership information. Identification of public transit routes/stops near property offered. Amount of parking on-sire and its cost. Include whether expected rental rate includes the cost required Government parking (if an). Energy Efficiency and renewable energy features existing within the building. Name, address, telephone number, and email address of authorized contact.Owners, brokers, or agents may offer space for consideration.
