Description
The Government currently occupies office and related space in buildings under lease in Livingston, Montana that will be expiring. The Government is seeking to lease approximately 5,000 - 10,000 usable sqft office and related space, 5,000 - 10,000 usable sqft warehouse space, 25,000 - 30,000 sqft secured wareyard, and 35 parking spaces and space for 2 RV size visitor vehicles.The lease term is 3 years cancellable after 201 daysThe Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.Delineated Area: Livingston, MontanaThe YRD delineated area includes all lands extending up to 0.3 mile south of the railroad tracks from 0.6 mile east of the I90 U.S Hwy 10 w exit in the west to the I90 U.S. Hwy 89 North exit to the east. It also includes all lands extending 0.25 mile on either side of U.S. Hwy 89 South for a distance of three miles south of the U.S. Hwy 10/U.S. 89 South junction. The area around the I90 exit to U.S. Hwy 10 W is expanded to include: From 1.2 miles west of the I90 Hwy 10 West exit to the I90 Hwy 10 W exit, all lands between Hwy 10 W and the railroad tracks as well as all Montana State land south of the railroad track. All lands in the NW quarter of Section 22 between I90 and the railroad track. The area around the I90 exit to U.S. 89 north is expanded to include: All of section 35 north of I90; the portion of section 26 south of Fox Run Road. The portion of sections 35 and 36 between the Livingston Airport and I90.No property within the 100 year floodplain will be considered. Lands in close proximity to railroad track will be evaluated for train noise.Other Potential Requirements and Considerations:Fully serviced leaseSecuritySafe AccessEnergy Star or LEED QualifiedFully Accessible - Architectural Barriers Act Accessibility Standards (ABAAS)Must be outside the 100 year flood plainExpected Date of Occupancy: January 1, 2020Expressions of interest must include the following information: Building name and address and location of the available space within the building Rentable square feet available and expected rental per rentable square foot, fully serviced ANSI/BOMA office area - (ABOA) usable square feet to be offered and expected rental rate per (ABOA) usable square foot, fully serviced. Date of space availability Building ownership information Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking Energy efficiency and renewable energy features existing within the building List of building services provided Receipt of Responses: The latest date for receipt of responses is December 27, 2019. Responses should include the proposed property location per Option and the estimated square foot rate per year by each category listed above and a total estimated annual rental rate.
