Continuing on I-75 South near Hialeah Gardens Drive where it connects to NW 116th Way and then connecting to NW 107th Avenue South, again continuing South on NW 107th Avenue South to NW 12th Street.West: Sawgrass Expy (SR-869) from Sunrise Blvd. continuing South to I-595 W. to Okeechobee Road (US-27), continuing South on the Florida Turnpike until NW 12th Street.Minimum Sq. Offered space must be on second floor or higher but cannot be on top floor of building. Building must be equipped with a minimum of two accessible elevators that serve the proposed floor. One of the accessible elevators may be a freight elevator. Building must not be located within 1,000 feet of daycares, schools, mental health or drug rehab clinics, immigration offices, probation and public defender’s offices, or social services offices. Building must not be located within a shopping center. Space should allow for an efficient layout and office workflow. Space must provide maximum flexibility for systems furniture placement with few or no columns or other building or architectural obstructions. Space should have few curves or major offsets and must have large open areas to allow maximum design flexibility. Architectural features should not cause an inefficient use of space. Ceilings shall be at a minimum 9 feet and 0 inches and no more than 12 feet and 0 inches measured from floor to the lowest obstruction. Areas with raised flooring shall maintain these ceiling-height limitations above the finished raised flooring. Other typical and special requirements as called for in the Request for Lease Proposals (RLP) package. Offered space shall not be in the 100 year flood plain. The Government will consider alternative space if economically advantageous. In making this determination the Government will consider, among other things, the availability of alternative space that can potentially satisfy the Government’s security requirements and other agency specific requirements, as well as costs likely to be incurred through relocating process, such as physical move costs, replication of tenant improvements and telecommunication infrastructure.Action: Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action.Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.
