*This amended pre-solicitation notice slightly revises the requirement for space to be contiguous.� Expressions of interest submitted in response to the original September 10, 2019 advertisement do not need to be re-submitted in response to this revised advertisement. General Services Administration (GSA) seeks to lease the following space: State: Florida City: Miramar Minimum Sq. Ft. (ABOA): 12,302 Maximum Sq. Ft. (ABOA): 13,532 Space Type: Office and support space Parking Spaces (Total): 18 Parking Spaces (Surface) 18 Parking Spaces (Structured) 0 Parking Spaces (Secured) 0 Full Term: 10 years Firm Term: 15 years Additional Requirements: � Offered Space must be on the second floor or higher. � Up to 1,000 ABOA SF of the Offered Space may be non-contiguous.� The Government requires the remainder to be contiguous. � The Government may require rooftop access/space for an antenna. � Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility (ABAAS), access to amenities, FSL Level II security standards, and sustainability standards by the required occupancy date per the terms of the Lease. Delineated Area: Submitted properties must be located within the delineated area, which is bounded by the following roads. (Properties fronting any of the below roads are considered to be within the delineated area.) � Northern Boundary: From the intersection of Sawgrass Expressway and West Sunrise Boulevard, traveling East on West Sunrise Boulevard to the intersection of West Sunrise Boulevard and Northwest 124th Avenue. � Eastern Boundary: From the intersection of West Sunrise Boulevard and Northwest 124th Avenue, traveling South on Northwest 124th Avenue and continuing on to Flamingo Road to the intersection of Flamingo Road and Red Road. From the intersection of Flamingo and Red Road continue on Red Road to the intersection of Miramar Boulevard. From the intersection of Red Road and Miramar Boulevard turn east (left) on Miramar Boulevard and continue to the intersection of Miramar Boulevard and Hiatus Road. From the intersection of Miramar Boulevard and Hiatus Road turn right and continue to the intersection of Hiatus Road and Red Road. From the intersection of Hiatus Road and Red Road turn left and continue to the southern boundary (Miramar Parkway). � Southern Boundary: Miramar Parkway � Western Boundary: From the intersection of Miramar Parkway and Southwest 172nd Avenue, traveling North on Southwest 172nd Avenue to the intersection of Southwest 172nd Avenue and Griffin Road. From the intersection of Southwest 172nd Avenue and Griffin Road traveling East on Griffin Road to the intersection of Griffin Road and I-75. From the intersection of I-75 and Griffin Road, traveling North on I-75 and continuing on to Sawgrass Expressway. A map of the delineated area is attached for further clarification of the boundaries. Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information for the building proposed for consideration. All submissions should include the following information at a minimum: (1) Building name/address and the location of available space within the building; (2) Age of building; (3) Date of space availability; (4) Total existing gross square feet, and gross square feet per floor; (5) ANSI/BOMA office area (ABOA) square feet to be offered; (6) Site plan depicting the building, land acreage, and parking; (7) Floor plan and gross square footage of proposed space; (8) Location on map demonstrating the building lies within the delineated area; (9) Name of owner and name and contact information of authorized contact; (10) Evidence of ownership. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; (11) Any information related to title issues, easements, or restrictions on the use of the building; and (12) Evidence that the Government's intended use is permissible in the Building's zone.
