Delineated Area: North: Junction of Highway 15 and Hal Rogers Parkway (Exit 59) up to the Wal-Mart Supercenter. East: Junction of BR15/2451 and Highway 476 at old KY State Police Post South: Highway 15 to Bull Dog Lane West: Hazard Village Lane (See attached map) Minimum Sq. Ft. (ABOA): 6,083 Maximum Sq. Ft. (ABOA): 6,083 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Reserved and Secured): 0 Full Term: 10 years Firm Term: 5 years Additional Requirements: �������� The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in absence of a local code requirement, onsite parking shall be available at a ratio of 1 space for every 200 RSF of the Government-demised area. ���������� Space shall be located not more than the equivalent of two city blocks from a primary or secondary street serving the office. ���������� Space should not be located within the immediate vicinity to railroad tracks or heavily congested freeways. ���������� Access from outside to the space within the building must provide access for wheelchair traffic.� The primary entrance must be accessible for all persons with special needs. ���������� Street-level contiguous (same floor) space is preferred.� Contiguous upper-floor space on one floor that meets Government lease criteria and has handicapped accessible elevator service to the Government office floor is an acceptable alternative.� All space should be contiguous on one floor. ���������� Elevator service shall consist of a minimum of two accessible elevators that serve the floor proposed for the government.� One of the accessible elevators may serve as a freight elevator.� Only if space is offered above the ground floor. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.
