- Classification Code: X NAICS Code: 531120 This serves as notice that the United States Government has accepted an offer to lease 13,392 rentable square feet of space yielding a minimum of 11,643 ANSI/BOMA office area square feet using the Full and Open Competition practices for a new lease for the Social Security Administration. The lease has been awarded to the Milledge Partners, LLC in Athens, Georgia. Commencing April 7, 2020 through April 6, 2035, the U.S. Government shall pay the Lessor annual rent as follows: April 7, 2020 through April 6, 2025, the U.S. Government shall pay the Lessor annual rent of $466,577.28 for a fully serviced lease at the rate of $38,881.44 per month. April 7, 2025 through April 6, 2030, the U.S. Government shall pay the Lessor annual rent of $479,932.00 for a fully serviced lease at the rate of $39,994.33 per month. April 7, 2030 through April 6, 2035, the U.S. Government shall pay the Lessor annual rent of $429,712.00 for a fully serviced lease at the rate of $35,809.33 per month. Said rent shall consist of a shell rental in the amount of $287,965.28 annually for Years 1-5; $301,320.00 annually for Years 6-10; then $314,712.00 annually for Years 11-15. Said rent shall consist of an operating rent in the amount of $115,000.00 annually for Years 1-15. The lease terms are set at 15 years/10 years firm. GSA may terminate this lease after April 6, 2035 with 90 days written notice to the Lessor.
