- Classification Code: X NAICS Code: 531120 This serves as notice that the United States Government has accepted an offer to lease 6,632 rentable square feet of space yielding a minimum of 6,212 ANSI/BOMA office area square feet using the Full and Open Competition practices for a new lease for the Social Security Administration. The lease has been awarded to the Wise Developments, LLC in Mount Airy, North Carolina. Commencing July 1, 2019 through June 30, 2029, the U.S. Government shall pay the Lessor annual rent as follows: July 1, 2019 through August 31, 2019, the U.S. Government shall pay the Lessor annual rent of $0.00 for a fully serviced lease at the rate of $0.00 per month. September 1, 2019 through August 31, 2024, the U.S. Government shall pay the Lessor annual rent of $147,959.92 for a fully serviced lease at the rate of $12,329.99 per month. September 1, 2024 through August 31, 2029, the U.S. Government shall pay the Lessor annual rent of $152,928.00 for a fully serviced lease at the rate of $12,744.00 per month. Said rent shall consist of a shell rental in the amount of $104,459.92 annually for Years 1-5; the $109,428.00 annually for Years 6-10. Said rent shall consist of an operating rent in the amount of $43,500.00 annually for Years 1-10. The lease terms are set at 10 years/5 years firm. GSA may terminate this lease after August 31, 2029 with 90 days written notice to the Lessor.
