Description
The Veterans Affairs Readjustment Counseling Service (RCS) currently leases 3,420 rentable square feet (RSF) of space at 1110 Golden State Ave, Bakersfield, CA 93301 known as the Bakersfield Vet Center. The Bakersfield Vet Center s Lease expires on March 31, 2021. The Veterans Affairs (VA) intends to continue occupancy in accordance with (IAW) the authority outlined in General Services Administration Acquisition Manual (GSAM) 570.402 Succeeding Leases. However, the VA is interested in considering alternative space if economically advantageous, and that otherwise the VA intends to pursue a sole source acquisition. The VA will take in consideration the cost of moving, alterations, and other factors when determining whether to relocate. The VA will require any alternative space being offer to meet the following criteria: A lease for up to 20 years with a five (5) year firm term; Occupancy is required by April 1, 2021; Offered space can be on no more than one (1) floor; Shall provide at the minimum of 3,000 rentable square feet (RSF); with a maximum of 3,420 RSF; Property shall be located in the 23rd Congressional District; On-site parking for a minimum of 25 vehicles is required, of which at least five (5) spaces must be ADA compliant; Proposed property shall not be located within the 100-year flood plain; Proposed property shall be seismic compliant IAW the Interagency Committee on Seismic Safety in Construction (ICSSC) standards and; The proposed property must be within the delineated area as follows: North: James St. / South: Golden State Ave / East: O St. West / West: M St. To be included in initial considerations, interested offerors shall address ALL the following when responding to this announcement: Proposed Property address with a map showing property within the delineated area. Name, phone number and email address of Property Owner. Note, if responding and you are not the property owner, i.e. broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner. Documentation evidencing that proposed property is outside the 100-year flood plain. Documentation delineating the cost advantages to the Government for relocating to proposed space. Documentation delineating offerors ability to meet all the Governments requirements identified in this announcement. Amount of space offered. Cost. i.e. dollar per square foot. Number of parking spaces. Note, the above figures are minimums, there is no maximum. Date space is available. Other pertinent information that will help the VA determine if relocation will be economically advantageous. Interested offerors (owners or their legal representatives, i.e. brokers) shall submit information concerning their properties outlined above to Tue M. Interested offerors shall include the following title in the subject line of the email, RFI # 36C262-20-Q-0244, Bakersfield Vet Center .
