��� ************************************************************************************************ GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:��� CA City:����� San Diego Delineated Area:�� Within 1/4 mile of federal courthouse complex Minimum Sq. Ft. (ABOA):�� 28,600 Maximum Sq. Ft. (ABOA):��� 29,500 Space Type:��� Office Parking Spaces (Total):��� 7 Parking Spaces (Surface):��� 0 Parking Spaces (Structured):��� 7 Parking Spaces (Reserved):��� 7 Full Term:�� 8 years Firm Term:��� 5 years Option Term:��� N/A Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. ************************************************************************************************ The U.S. Government currently occupies approximately� 17,500 ABOA SF of office and related space in a building under a firm term lease in San Diego, CA.� The Government has identified a need for�11,000 ABOA SF of expansion space and is considering alternative space for the total requirement of�28,500 ABOA SF if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as lease buy-out costs for 9 years firm term remaining in existing lease, physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
