Description
The U.S. General Services Administration (GSA) is seeking expressions of interest for office and related space in Syracuse, New York. Buildings offered for consideration must be within the defined delineated area as shown below and have the ability to meet all current Federal/GSA/PBS, State and Local codes and regulations including, but not limited to fire safety and accessibility standards per the terms of the Lease.� A fully service lease is required.� Offered space shall not be in a 100 year flood plain. Delineated Area: North - I-690 East I-81 South - East Adams Street West - West Street The U.S. Government currently occupies office and related space in a building under lease in Syracuse, NY that will be expiring.� The Government is considering alternative space if economically advantageous.� The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location.� In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The General Services Administration (GSA) is seeking expressions of interest for approximately 12,405 usable square feet of Class ""A"" office and related space, and 25 reserved, inside/secure, parking spaces in Syracuse, New York.� The offered space must have 24 hour / 7 day per week access. All space shall be contiguous and preferably on the second floor or higher.� Space on the first floor shall be considered only when no other space is available or if deemed appropriate by the Tenant.� Additional security requirements shall be required of the first floor space.� Also, the proposed facility shall not be located in the immediate vicinity of hazardous materials transportation/storage facilities.� Nor should�it be located near day care centers, senior centers, schools, hospitals and religious/rehabilitation/social service.� in addition, the office should not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other business or facilities deemed unacceptable by our Physical Security Unit (PSU) for security purposes.� Any requirement or facilities that fall within the above category may require a waiver by the PSU to lease. The propsed Lease term is for fifteen (15) years, ten (10) years firm, cancelable after ten (10) years upon 90 days written notice. Please reference Project Number 8NY2668.� Submissions by other than the owner or manager of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space. New construction is not being considered by the Government at this time.
