- Either one or two real estate appraisals are needed for the proposed transfer of 448 acres of land embracing all of Tax Parcel No. 055-010-22 and a portion of Tax Parcel No. 055-200-95 described by metes-and-bounds description within a portion of Section 21, Township 16 North, Range 19 East, Mount Diablo Meridian, County of Washoe, State of Nevada. If, after analysis of the three larger parcel tests, the appraiser concludes that the proposal does not include other property owned by Flying ME Ranch, LLC other than the 448-acre property proposed for sale, then a single value conclusion for the 448 acres of land and improvements shall be reported. Otherwise, the appraiser shall employ before-and-after methodology for this proposed, partial interest acquisition by the USA in which case two value conclusions will be reported.
