Description
General Services Administration (GSA) seeks to lease the following space: State: MS City: Tupelo Delineated Area: North: Franklin[H1]� St. - E. Franklin St. South: W. Elizabeth - E. Elizabeth East: Highway 45 West: North Madison Office Minimum Sq. Ft. (ABOA): 4,232[H2]� Office Maximum Sq. Ft. (ABOA): 4,232 Parking Spaces (Total): 0[ Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Years Firm Term: 8 Years Option Term: N/A Additional Requirements: Configuration.� Contiguous[H4]�, above-ground space is requested, except as noted below. � Public contact functions should be located on the first floor, wherever possible, and must be physically [H5]�separated from other employee office space.� If space is not available on the first floor, then this portion of the space must be located near an elevator lobby, where the entry is plainly visible to visitors. Public and employee building entries should be separate. Public Transportation: Public transportation shall be located within the immediate vicinity of the building, but generally not exceeding a walkable � mile, as determined by the contracting officer.� Alternatively, two or more public or campus bus lines useable by tenant occupants shall be located within the immediate vicinity of the building, but generally not exceeding a walkable � mile, as determined by the contracting officer.� Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies approximately 4,232 ABOA SF of office and related space in a building under a lease in Tupelo, MS. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Also, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space available. Building ownership information. Amount of parking available on-site and available per local code; any costs associated with parking. Energy efficiency and renewable energy features existing within the building. List of building services provided.
