Description
General Services Administration (GSA) seeks to lease the following space in Tyler, Texas: State: Texas City: Tyler Delineated Area: North:� W. Locust Street East:� N. Spring Avenue South:� W. Elm Street West:� N. Bonner Avenue Minimum Sq. Ft. (ABOA): 3,410 ABOA SF Maximum Sq. Ft. (ABOA):�3,471 ABOA SF Space Type:�Office and related space Parking Spaces (Total):�Per City Code Parking Spaces (Surface): Per City Code Parking Spaces (Structured):� Parking Spaces (Reserved):�1 Full Term: 17 years Firm Term: 15 years Additional Requirements: Space offered must be contiguous and have potential for an efficient layout. The space shall be located on the 2nd floor or higher. The space shall be located in a professional office setting. The Government requires a fully serviced lease.� All services, janitorial supplies, utilities, partitioning and tenant alterations are required as part of the fully serviced rent. The U.S. Government currently occupies office and related space in a building under lease in Tyler, Texas that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
