U.S. Government - Farm Production and Conservation United States Department of Agriculture (USDA) seeks to lease the following space: State:�Virginia County:�Bedford City: �Bedford Delineated Area: North: � Northern Macon St to Fancy Farm Rd to Centerville Rd South: Southern 460 and 460 By-Pass East:���� Timber Ridge Rd to 460 West:��� Western Wheatland Rd and 460 to Macon Rd Maximum Sq. Ft. (ABOA):�2,349 NOTE: ABOA square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. Rentable Square Feet (RSF):�Not to Exceed 3,381 Space Type:�Office and related space Parking Spaces (Reserved):�3 for Official Government Vehicles (OGVs) Parking Spaces (Total):�Parking required per local code Full Term:�Up to 20 years Firm Term:�3 Years Termination Rights:�120 Days� Notice in whole or in parts Option Term:�Two 5-year options Additional Requirements: The Government requires 10 additional parking spaces be located at the leased Premises in accordance with local code. If this parking requirement exceeds local code, then additional parking shall be available no more than one-quarter (1/4) mile from the leased Premises. Parking lot condition. Parking lot must accommodate oversized vehicles (i.e., semi-trucks) and pull-thru/gooseneck trailers (livestock/hay). Pull through space for oversized vehicles and trailers should provide at least a 20 x 85-ft area. Turn around must be 140-ft. wide by 100-ft deep. Parking lot must have adequate lighting. Contiguous space on first floor required. The office space must always be accessible to the government (24/7). The Government will pay no more than the appraised fair market rental value for the building. RESPONDENTS ARE ADVISED THAT USDA ASSUMES NO RESPONSIBILITY TO SOLICIT OR AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT. Expressions of Interest Submission Requirements: This is not an invitation for bids or a request for proposals. Expressions of interest MUST be submitted in writing and, at a minimum, include the information cited herein. Expressions of interest are welcome only from property owners and/or their authorized representatives. Expressions submitted by anyone other than the owner should include a copy of an agreement authorizing representation. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Expression of Interest Submission Requirements: All interested parties must submit the following information and description pertaining to the building you propose for consideration. Responses omitting the items below will not be considered: Address of proposed property. Name, address, telephone number, and e- mail address of authorized contact. Name and contact information of the property ownership's legal entity. Map showing the proposed site clearly identified as being within the delineated area as specified in this ad. Location of offered space in the building, and the date the space will be available. Rentable square feet (RSF) offered and offered rental rate/RSF for a fully-service lease only. Non-fully serviced leases will not be accepted. Written acknowledgement is required from the owner or the owner's agents where an agent represents multiple ownership entities.� Additional parking provided must comply with local parking lot codes. If no local code exists, one (1) space for every 200 square feet of the entire building (no more than one-fourth (1/4) mile from the leased Premises) shall be provided.
