Request for Lease Proposal No. GS-05P-LWI00686 Lease Summary A.�� �Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements:� City, State:�� �Milwaukee, WI Delineated Area:�� �Begin at South-East intersection of 7 Mile Road and Douglas Ave. Head West on 7 Mile Road until it intersects with 124th Street. �Head North on 124th Street which turns into N Cape Road. �Continue North on N Cape Road until it intersects with Durham Drive. Turn left on Durham Dive to and head North-West, which becomes Moorland Road. �Continue heading North-West on Moorland Road until intersecting with W Janesville Road. �Turn left on Janesville Road and head South-West until intersecting with Martin Drive. Turn right on Martin Drive to head North-West until intersecting with College Avenue. �Turn left on College Avenue heading West to the intersection with Racine Avenue. �Turn right on Racine Avenue, heading North to the intersection with Rock Freeway. �Head South on Rock Freeway to Big Bend Drive. �Head North on Big Bend Drive until it intersects with Les Paul Parkway. �Turn left onto Les Paul Parkway, heading West, which becomes Merrill Hills Road before it heads North, then becoming Meadowbrook Road. Continue North on Meadowbrook Road to the intersection with Main Street. �Turn left on Main Street heading North-West until intersecting with Oakton Avenue. �Turn right on Oakton Avenue, heading East, which becomes Capitol Drive. �Follow Capitol Drive before it intersects with Pewaukee Road. �Turn left on Pewaukee Road, heading North until it intersects with Good Hope Road. �Turn right on Good Hope Road, heading East until intersecting with W Main Street. �Turn Left on W Main Street heading North-East, then East until intersecting with N 107th Street. �Turn Right on N 107th Street, heading South until it intersects with Good Hope Road. Turn left on Good Hope Road, heading East until it intersects with N Port Washington Road. Turn right on N Port Washington Road heading South until it intersects with W Green Tree Road. Turn Right on W Green Tree Road, heading East until it terminates at N Barnett Lane (the point of origin). Minimum Sq. Ft. (ABOA):�� �16,984 Maximum Sq. Ft. (ABOA):�� �18,682 Space Type:�� �Office and Related Space Parking Spaces (Total):�� �25 (structured or surface) parking spaces must be reserved and available on-site for Government vehicles. An additional 15 parking spaces must be available onsite or within � mile walking distance from the building. Structured spaces should accommodate 70�h vehicles Parking Spaces (Surface or Structured):�� �(see above) Parking Spaces (Reserved):�� �(see above) Full Term:�� �15 Years Firm Term:�� �10 Years Option Term:�� �N/A Additional Requirements:�� �Space may be located in a prime commercial office district, light industrial area, or other office park, with preference for locations that best offer continuity of operations and are safely walkable for employees.� The minimum distance from commercial daycare use and K thru 12 schools shall be at least .03 miles. The distance shall be measured using a vehicular path of travel method. Parking for sedan/SUV type vehicles shall accommodate vehicles up to 70�� in height. Parking shall be for full size vehicles and shall be secured with 8 ft. high anti-climbing fencing. Fencing type shall be required by the local authorities having jurisdiction over the project. Access shall be by electronically controlled power operated commercial grade rolling or swinging gates matching the design and height of the fencing. Offered building to provide an exterior covered and enclosed sally port 16 ft. wide by 26 ft. long, heated to a minimum temperature of 45 degrees Fahrenheit. Access shall be by electronically controlled power operated 10 ft. wide by 14 ft. clear height commercial grade roll-up doors compatible with the design and color of the sally port enclosure. Direct access from the sally port to the offered space shall be required through a secure non-public path of travel.� This requirement is for a Facility Security Level (FSL) III facility, as defined by the Interagency Security Committee (ISC). The offered property must meet the ISC requirements for an FSL III facility, including but not limited to the use of a combination of setbacks, site planning, fa�ade hardening and structural measures to provide a medium level of fa�ade and structure blast resistance protection. The site-specific required protection will be determined at the sole discretion of the Government on a case by case basis. Offered space must be contiguous on one floor or vertically contiguous and shall provide configuration of space that will allow for an efficient layout of space for offices, workstations and special use spaces (file, copy, storage rooms, etc.).� Space will not be considered where any living quarters are located within the building.� In order to respond to the Request for Lease Proposals (RLP), the offeror must be registered and active in the System for Award Management (SAM). This registration is not required to respond to this advertisement, but it will be required prior to the initial RLP due date which will be established at a later date. It is strongly recommended that potential offerors register and/or verify/renew their registration at SAM.gov as soon as possible. � � Subleases will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.� B.�� �Projected Dates.
