Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Denton Delineated Area: City limits of Denton, TX Minimum Sq. Ft. (ABOA): 52,060 SF Maximum Sq. Ft. (ABOA): 52,060 SF Space Type: Office Parking Spaces (Total): 2 reserved for Government-Owned Vehicles + the greater of 4:1000 RSF or local jurisdiction code Parking Spaces (Surface): the greater of 4:1000 RSF or local jurisdiction code Parking Spaces (Structured): 0 Parking Spaces (Reserved): 2 Government-Owned Vehicles Full Term: 17 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: Offered Space must be contiguous. Access and utilities required 24 hours a day, 7 days a week, 365 days a year. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, Agency Specific Requirements and Facility Security Level III Requirements by the occupancy date per the terms of the Lease. The Building shall be equipped with a loading dock or loading area and if offered space is above the first/ground floor, a freight elevator. The Lessor must be willing to install a 7 to 10-foot-high perimeter fence around parking lot and/or Building. The Building must be at least 1,500 feet away from active railroad tracks. The Building must offer Government controlled surface parking Tenant has a situational need for a minimum of 80 extra surface parking spaces to accommodate DHS elements that will utilize the tenant�s operations during increased readiness or response. � The Space shall be in a modern quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. �If not a new building, the Space offered shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. Note: ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. Lessor shall comply with additional COVID-19 routine cleaning and disinfection in the facility/building. The custodial vendor shall use a disinfectant from the EPA-registered list of products identified as effective against Novel Coronavirus SARS-CoV-2 (see list), or other product containing the same active ingredient(s) at the same or greater concentration than those on the list. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Please provide the following basic information and description pertaining to the building you propose for consideration. All submissions should include the following information: Name of Owner; Address or locational description of the building; Age of building; Total existing gross square feet; and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square footage of the proposed space; Identification of on-site parking; A map demonstrating the building is within the delineated area; FEMA map evidencing that the building lies outside the 100-year floodplain; Building owners must provide evidence of ownership.� Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development; Any information related to title issues, easements and restrictions on the use of the building; A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction.
