- Expressions of Interest Sought The United States of America, through the United States Coast Guard, is seeking to lease� space in ponce, Puerto Rico. The space must be contiguous, Class A or B space classification, and located in a professional environment. The building shall project a professional and aesthetically pleasing appearance, including an attractive front and entrance way (optional). The Government requires� space yielding 400 to 500 square feet (ABOA) Minimum ABOA�400 square feet Maximum ABOA 500 square feet The lease term requirement is for one (1) year with four (4) option years. This space must be available for occupancy no later than August 1, 2020. Term: 5 Years�with termination rights for the Government. This site location must fall within the delineated area as shown on the attached pdf map. These are�the requirements: - ANS/BOMA office area- (ABOA) square feet to be offered and expected rental rate per ABOA square feet, fully serviced. (Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any). - Date of space availability - Building ownership information - Security (24/7 Access to the building) - Space to be used by four (4) permanent personnel and two (2) surge personnel, bullpen or cubicles are acceptable. - Conference area/room. - Bathroom with shower.� Showers could be separate from bathroom. - Laundry room/facilities for washing PPE. Washer/Dryer could be stand-alone. - Changing area or locker room. - Parking spaces (optional) - Storage area (optional) -Break area (optional) -Building security (optional) The Government is considering alternative space if economically advantageous . In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to incur through relocating, such as physical move costs, replication of tenant improvements required. Information provided should reflect all of the requirements stated in the description and fall within the delineated area. A potential site visit if deemed necessary based on information received.
