Description
General Services Administration (GSA) seeks to lease the following space: �� � State:�� �Fort Washington City:�� �Pennsylvania Delineated Area:�� �North: Susquehanna Road � � � � � � � � � � � � � � � � � � � South: PA Turnpike � � � � � � � � � � � � � � � � � � � East: Virginia Drive � � � � � � � � � � � � � � � � � � � West: Camp Hill Road (See Attached Map) Minimum Sq. (ABOA):�� �7,602 Space Type:�� �Office Surface Parking Spaces (Total):�� �24 Parking Spaces (Reserved):�� �N/A Full Term:�� �15 years Firm Term:�� �10 years Additional Requirements:�� � Subleases will not be considered.� A modern, quality office building of sound and substantial construction. Exterior finishes such as stucco, wood, vinyl and metal sidings are unacceptable. If the space and/or building are of wood joist construction, or in a historical building, additional security requirements shall be required (i.e. hard capping the ceiling, flooring, etc.). Space adaptable to efficient layout and workflow. The Government will have access to the space 24 hours a day, 7 days a week.� Space shall be contiguous on one floor.� Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. �A fully service lease is required. �Offered space shall not be in the 100-year flood plain. Offered space needs to be located on the 2nd floor or higher. No utilities including but not limited to telephone, data, electrical, plumbing service or ducts other than that required for the Tenant shall be permitted to pass through the Tenant space except with specific approval from the Tenant or when routed through building space such as electrical or telephone closets dedicated to that use. All wiring, conduits, and pipes running through the space and not serving the Tenant�s needs shall be removed and/or rerouted.� The proposed facility shall not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee (ISC) as �hazardous materials transportation/storage facilities.� �Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. Immediate vicinity can be assumed to be 640 linear feet. It is preferred that the proposed facility not be located near a low risk facility. �Examples of �low risk facilities� include day care centers, schools, hospitals and religious/rehabilitation/social service centers.� The proposed facility shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the Agency for security purposes.� Proposed Tenant spaces or facilities in close proximity or adjacent to facilities associated with foreign powers identified in the Tenant's National Security Threat List will not be considered. The office will be furnished with file safes weighing between 850 - 1,000 pounds each. �Although the safes will be dispersed throughout the office, the floor load of the proposed site shall be capable of supporting this additional weight. Facilities that provide underground parking shall have access controlled parking restricted to building Tenants only. Facilities with open/general public parking below the building proposed for the Tenant office shall not be considered.
