Page 4 of 4 NOTICE OF INTENT-SUPERSEDING LEASE: MAT-SU COMMUNITY BASED OUTPATENT CLINIC (CBOC) The Department of Veterans Affairs currently occupies clinical and related space at 865 N. Seward Meridian Parkway #105, Wasilla, AK 99654 in a lease that will be expiring on November 30, 2021. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The current CBOC operations must remain uninterrupted. The Government intends to enter a real property superseding lease with expansion of approximately 8,185 of American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA or ABOA) Square Footage as CBOC space within the existing location. The current Mat-Su CBOC occupies 4,288 ABOA and the new superseding lease will therefore occupy approximately 12,473 ABOA. The lease term requirement is for 10 years, eight (8) years firm, two (2) years soft. The space must be available for occupancy by October 30, 2021. This procurement in being conducted in accordance with FAR 6.302-1-Only one responsible source and no other supplies or services will satisfy agency requirements. NAICS Code 531120 applies to this procurement. This notice of intent is not a request for competitive quotes. No solicitation document is available and telephone requests will not be accepted. The Delineated Area is as follows: North Boundary: East Bogard Road South Boundary: Parks Highway & East Palmer-Wasilla Highway East Boundary: North Seward Meridian Parkway West Boundary: North Crursey Street SDVOSB and VOSB firms are invited to provide information to contribute to the market research for this project. SDVOSB and VOSB firms must be registered in VA s Vendor Information Pages (VIP) site at https://www.vip.vetbiz.gov/ and have the technical skills and financial capabilities necessary to perform the stated requirements. Only SDVOSB and VOSB firms are requested to submit a Capabilities Statement to VA for review. Capabilities Statement Will Include: 1. Company name, address, point of contact, phone number, Dunn & Bradstreet number, and e-mail address; 2. Evidence of SDVOSB or VOSB status through registration at VIP https://www.vip.vetbiz.gov/; 3. Evidence of ability to offer under NAICS Code 531120 and listing in the System for Award Management (www.SAM.gov), including a copy of the representations and certifications made in that system; 4. A summary describing at least three (3) projects of similar size and scope completed in the past five (5) years that demonstrate your company s experience designing, constructing, and managing Federal leased facilities or health care facilities relevant to the project described above. (3-page limit); 5. Evidence of capability to obtain financing for a project of this size. If desired, the company may also submit a narrative describing its capability. Although this notice focuses on SDVOSB and VOSB, we encourage all small businesses and other interested parties to respond for market research purposes. Expressions of Interest must be submitted to the Contract Specialist by email by 4:00 pm EST Tuesday, June 30, 2020. Responses after this date will not be considered. Please include the following information: Building name, address and location of available space Amount of offered space in Rentable Square Feet (RSF) and American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA or ABOA) Building ownership information, brokers or legal representatives must show written acknowledgement and permission to represent the property.
