- The General Services Administration (GSA) seeks to lease the following space: City/State: A portion of Northern Virginia Delineated Area: North: Beginning at the intersection of Route 28 and Sterling Road (Route 606); heading east on Sterling Road, which turns into Elden Street then Baron Cameron Avenue, continuing on Springvale Road (Route 674) to Georgetown Pike; east on Georgetown Pike to the Capital Beltway (I-495); north on I-495 to the Potomac River; East: Potomac River; South: I-495 to Telegraph Road (Route 611) to Franconia Road (Route 644), which turns into Old Keene Mill Road, to the Fairfax County Parkway (Route 286); northwest on the Fairfax County Parkway to Lee Highway (Route 29) to Route 28; West: north on Route 28 to the point of beginning. Minimum Sq. Ft. (ABOA): 25,251 Maximum Sq. Ft. (ABOA): 26,514 Space Type: Office and related space Parking Spaces (Total): Per local code Parking Spaces (Reserved): 5 reserved parking spaces for Official Government Vehicles Full Term: 15 years Firm Term: 15 years Option Term: N/A Additional Requirements: - Offered space may be located on a maximum of 2 contiguous floors, in a maximum of 2 blocks. If space is offered in 2 blocks, block 1 must measure approximately 18,750 ABOA SF and block 2 must measure approximately 6,500 ABOA SF. - The offered space must be located above the first/ground floor of the building. - The offered building must have the ability to accommodate ISC Level III Security Requirements. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. Subleases will not be considered. Not all minimum requirements are reflected in this advertisement. Owners, brokers or agents may offer space for consideration.� Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc.
