Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Maryland City: Abingdon Delineated Area: North: Route 543 (Cresswell / Fountain Green ���Road South: Route 24 (Emmorton Road) East: Route 7 (Philadelphia Road) West: Route 1 (Bel Air Road) Minimum Sq. Ft. (ABOA): 6,209 Maximum Sq. Ft. (ABOA): 6,973 Space Type: Office Parking Spaces (Total): Per Local Code Full Term: 15 years Firm Term: 13 years Additional Requirements: Contiguous, street level space is required Column size cannot exceed two (2�) feet square and space between columns and/ or walls throughout the offered space shall be predominantly no less than 20 feet. Agency requires an efficient layout. Test fit may be required. Onsite parking shall meet code. In the absence of onsite parking, the following applies: parking shall be available within a walkable 1,320 feet from the offered space. Restricted time-limit parking is not acceptable. A loading/ unloading zone shall be provided directly outside of the building entrance to the offered space, or handicapped accessible parking shall be located within the same block of offered space. Public transit is required within a walkable 1,320 feet from the offered building, running on an hourly basis (minimum) from 7:00am to 6:00am, except Saturdays, Sundays, and federal holidays. Minimum required ceiling height of 9� Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 500 year flood plain. Expressions of Interest Due: July 30, 2020 Market Survey (Estimated): August 2020 Occupancy (Estimated): June 2022 Expressions of interest shall include building name and address, 1/8 inch scale drawing of space offered, available ABOA square feet offered, estimated rental rate per rentable square foot, Common Area Factor(s) for available space by floor, if applicable, Owner's name and address and written statement from owner that the representative has legal authority to provide information on the property.
