- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space State:�North Carolina City:�Raleigh Delineated Area: North: Martin Luther King Blvd South: Tyron Rd/I-170 East: Auburn Rd/Rock Quarry Rd West: Avent Ferry Rd Minimum Sq. Ft. (ABOA):�2,457 SF Maximum Sq. Ft. (ABOA):�2,580 SF Space Type:�Office/Light Industrial Parking Spaces (Total):�8 Parking Spaces (Surface):�8 Parking Spaces (Structured):�0 Parking Spaces (Reserved):�0 Full Term:�10 Years Firm Term:�5 Years Option Term:�N/A Additional Requirements: 863 RSF light industrial space. 276 RSF lab/clinic Ground floor level providing direct access to load/unload Government equipment with direct access to the light industrial space on the ground level. Required storage office space to be within the office. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100/500 year flood plain. Expressions of Interest should include the following: Building name and address and location of the available space within the building. The building site/lot plans, interior building layout drawings/pictures (with dimensions shown preferably) reflecting the space that is being offered. Identification of public transit routes/stops near the property offered. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Building ownership information. Brokers submitting properties must show authorization from the property owner to submit property on behalf of the property owner. Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any). Energy efficiency and renewable energy features existing within the building.
