- Description
- The United States Government, DEPARTMENT OF HEALTH AND HUMAN SERVICES, INDIAN HEALTH SERVICE seeks to lease class �A' administrative space in support of medical space. The space offered must consist of approximately 3,600 ABOA square feet in the surrounding area of Pinetop, Arizona.� The space should yield 3,200 ANSI/BOMA usable square feet. Space must be contiguous and located on the first floor. The Government will require six (6) surface parking spaces. The proposed space must be located within the following delineated area: North:� W. Deuce of Clubs Rd., east on Hwy. 60, to Penrod Road. South:� Intersection Hwy. 73 and Hwy. 260, north to E. Rim, to Hwy. 60 East: Penrod Rd., south to Intersection Hwy. 260 and Hwy. 73. West:� Intersection Hwy. 260 and Hwy. 73, north to Hwy. 60 and Rim Road. The proposed lease is for fifteen (15) full years, ten (10) years firm, and should be fully serviced. Option Term: None Space must be ready for occupancy no later than March 31, 2021. The Government is considering alternative administrative medical space if economically advantageous. In making this determination, the Government, will consider among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as cost likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, telecommunication infrastructure, equipment currently being utilized by the government at the current location, and non-productive agency downtime. Offered space must meet Government requirements for fire protection and life safety, accessibility, seismic and sustainability standards per the terms of the lease. A fully serviced lease is required. Offered space shall not be in the 100/500-year flood plain. Consideration shall be based on the area profile, location, and proposed security precautions.
