Description
�General Services Administration (GSA) seeks to lease the following space:� State: CA City: West Sacramento Delineated Area: North: �At Tule Jake Road, cross over the slough to southern Smith Boulevard.� Proceed east towards Reed Avenue.� Cross over to Reed Avenue where it intersects with Riverside Parkway. Proceed east until Reed Avenue becomes Sacramento Avenue.� Proceed east on Sacramento Avenue to 6th Street.� Proceed north on 6th Street to C Street, continue east on C Street to Cline Street/I Street Bridge to the Sacramento River. East: ��Proceed south on the Sacramento River to the Sacramento River Deep Water Ship Channel.� South:� Proceed west on the Sacramento River Deep Water Ship Channel to Lake Washington Boulevard.� Proceed south on Lake Washington Boulevard to Southport Parkway.� Proceed west on Southport Parkway to Carlin Drive, crossing over the Sacramento River Deep Water Ship Channel to Prospect Slough. West: �Proceed north on Prospect Slough to Tule Jake Road.� Proceed north on Tule Jake Road to southern Smith Boulevard. Sq. Ft. (ABOA*): Office Space:� 3,650 - 3,750 ABOA SF Warehouse:� 14,440 - 15,000 ABOA SF Special Purpose:� 900 - 1,000 ABOA SF Minimum Office/Warehouse/Special� combined: 18,990 - 19,800 ABO) Adjacent Wareyard:� 3,600 SF Space Type: Minimum requirements: Mixed use, professional office/flex developments or business districts allowing space that easily accommodates office, special use and light industrial operations in addition to exterior fenced wareyard. Key factors include a modern professional appearance and good site circulation.�� Full Term: �240 months (20 years) Firm Term: �120 months (10 years) Option Term: N/A Site Requirements A.��� The building and wareyard areas shall be all ground level, contiguous space. B.��� All of the warehouse/wareyard space must be within a single, secured, fenced area.� � C.��� The parking-to-square-foot ratio available on-site shall at least meet current local code requirements.�� Additional Requirements: The warehouse shall have a minimum clear or working ceiling height of 25 feet clear and the entrance must allow vehicles up to 16' high to pass through.� Offered space must meet Government requirements for fire safety, accessibility (ADA/ABAAS), seismic and sustainability standards per the terms of the Lease.� A fully serviced lease will be required.� Offered space shall be outside the 100 year flood plain. The office space must be accessible to the government at all times (24/7). *ABOA square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. RESPONDENTS ARE ADVISED THAT GSA ASSUMES NO RESPONSIBILITY TO SOLICIT OR AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.�� Expressions of Interest Submission Requirements: This is not an invitation for bids or a request for proposals.� Expressions of interest MUST be submitted in writing and, at a minimum, include the information cited herein.� Expressions of interest are welcome only from property owners and/or their authorized representatives. Expressions submitted by anyone other than the owner should include a copy of an agreement authorizing representation.� Responses omitting the items below will not be considered: 1.���� Address of proposed property. 2.���� Name, address, telephone number, and e-mail address of authorized contact. 3.���� Name and contact information of the property ownership's legal entity. 4.���� Map showing the proposed site clearly identified as being within the delineated area as specified in this ad. 5.���� Location of offered space in the building, and the date the space will be available. 6.���� Rentable square feet (RSF) offered and offered rental rate/RSF for a full-service lease. 7.���� Specify any services and tenant improvement allowance included in the offered rate/RSF. 8.���� Spell out incentives and inducements, if any.� Written acknowledgement is required from the owner or the owner's agents where an agent represents multiple ownership entities.
