Advertisement ������������������������������������������������������������������������ GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: MN City: Pipestone Delineated Area: North: Route 67 (121st Street) West: Route 67 to 9th St. NW to 8th Ave. NW South: 2nd St. NW to 2nd St. NE East: 8th Ave NE to 80th Ave Minimum Sq. Ft. (ABOA): Office: 750 sq ft Warehouse: 2,850 sq ft Ware yard: 9,000 sq ft Maximum Sq. Ft. (ABOA): Office: 800 sq ft Warehouse: 3,000 sq ft Ware yard: 10,800 sq ft Space Type: Office, Warehouse, and Ware yard Parking Spaces (Total): 5 Reserved, Surface Spaces Plus General Parking Per Code Parking Spaces (Reserved): 5 Reserved, Surface Spaces Full Term: 20 Years Firm Term: 10 Years Additional Requirements: Minimum Ceiling Height: Office: 7 1/2 ft. Warehouse: 10 ft. 1st floor space is required. Offered building roof must be able to accommodate a short wave radio antenna and an approximately 250 sq ft solar panel system. Warehouse space must be able to accommodate vehicles and must be heated and kept above 60 degrees F. Ware yard must be fenced and secured. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. Offered buildings must be of sound and substantial construction with a professional and aesthetically pleasing appearance as determined by the Lease Contracting Officer. Subleases will not be considered. Space configuration shall be conducive to an efficient layout as determined by the Lease Contracting Officer.� Consideration for an efficient layout will include, but not be limited to the following:� size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, and angles, curves or offsets that will result in an inefficient use of space. The Government will have access to the space 24 hours a day, 7 days a week.� Normal hours of operation are Monday through Friday 7 a.m. to 4:30 p.m. and 7 a.m. to 3:30 p.m. on weekends. The U.S. Government currently occupies office and related space in a building under a lease in Pipestone, MN that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure.
