Description
General Services Administration (GSA) seeks to lease the following space: State: West Virginia City: �Charleston Delineated Area: Beginning at the �intersection� of MacCorkle Ave SE / Route 61 & I-64, follow I-64 in a northeastern direction until it intersects with I-77, follow I-77 in a southern direction until it exits onto Smith Street, follow Smith Street in a northern direction until it intersects with Court Street, follow Court Street in an eastern direction until it intersects with Piedmont Road, follow Piedmont Road in a northern direction until it intersects with Bullitt Street, follow Bullitt Street in an eastern direction until in intersects with Slack Street, follow Slack Street in a northeastern direction, becoming Barlow Drive, until it intersects with Keystone Drive, follow Keystone Drive in an eastern/southern direction until it intersects with Airport Road, follow Airport Road in a southern direction, becoming Greenbrier Street / Route 114, until it intersects with I-64 / I-77, follow I-64 / I-77 in an eastern direction / southern direction until it �intersects� with MacCorkle Ave SE, follow MacCorkle Ave SE in a western direction until it intersects with 56 Street SE, follow 56 Street SE in a southern direction until it intersects with Lancaster Avenue, follow Lancaster Avenue in a western direction until it intersects with 50th Street, follow 50th Street south until it intersects with Chesterfield Avenue, follow Chesterfield Avenue in a western direction until it intersects with South Park Road, follow South Park Road in a northern direction until it intersects with MacCorkle Ave SE, follow MacCorkle Ave SE in a western direction until it intersects with Corridor G S, follow Corridor G S in a southern direction until it �intersects� with I-119, follow I-119 in a southern / western direction until it intersects with Oakhurst Drive / Rt. 214, follow Oakhurst Drive / Rt. 214 in a southern direction until it meets Terry Road, follow Terry Road in an eastern direction until it intersects with I-119, follow I-119 in a northern direction until it intersects with Jefferson Road . (ABOA):�� �12,537 Space Type: Office, Warehouse, Lab and Related Space Parking Spaces (Total):�� �47 (surface) parking spaces secured by a fence. �The minimum size of the lot should have dimensions of 80 ft x 240 ft (19,200 SF) and allow for 2 rows along the edges of the lot, with sufficient space in between for turning. Parking Spaces (Surface or Structured):�� �(see above) Parking Spaces (Reserved):�� �(see above) Full Term:�� �15 years Firm Term:�� �10 years Additional Requirements:� Space may be located in a prime commercial office district, light industrial area, or other office park, with preference for locations that best offer continuity of operations and are safely walkable for employees.� Offered space must be contiguous on one floor and shall provide configuration of space that will allow for an efficient layout of space for offices, workstations and special use spaces.� Storage space for a small amount of hazardous chemicals on site indoors. �The chemicals consist of preservatives,/cleaning agents, concentrated acids, fuel for generators, flammables stored in two fireproof cabinets. HVAC requirements in which the warehouse portion needs to be heated and cooled. An overhead door is required for the warehouse space (10� W x 12� H). �Automatic is preferred but manual is sufficient. A loading dock is not required. Subleases will not be considered. � In order to respond to the Request for Lease Proposals (RLP), the offeror must be registered and active in the System for Award Management (SAM). This registration is not required to respond to this advertisement, but it will be required prior to the initial RLP due date which will be established at a later date. It is strongly recommended that potential offerors register and/or verify/renew their registration at SAM.gov as soon as possible. � � Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. �A fully serviced lease is required. �Offered space shall not be in the 100 year flood plain.
