U.S. GOVERNMENT Project No: 9NJ2243-1 General Services Administration (GSA) seeks to lease the following space: State: New Jersey City: Neptune Delineated Area: North: Route 36 between Route 18 Ocean Boulevard East: Ocean Boulevard from Route 36 to Cedar Avenue. Cedar Avenue from Ocean Boulevard to Route 71.� Route 71 from Cedar Avenue to Route 33 South: Route 33 from Route 71 to West Bangs Avenue West: West Bangs Avenue from Route 33 to Green Grove Road.� Green Grove Road from West Bangs Avenue to Route 66. Route 66 from Green Grove Road to Route 18. Minimum/Maximum Sq. Ft. (ABOA): 12,972 � 13,621 RSF: 14,918 Space Type: Office Parking Spaces (Total): 0 Full Term: 15 years Firm Term: 10 years Option Term: Not Applicable Additional Requirements: The leased space must be contiguous on one floor. First floor, single floor, contiguous space is preferred. Two elevators required if space is above ground level. One elevator can be a freight elevator. Separate visitor and employee restrooms required. Offered space must be within 2 blocks of public transportation if available in the area. Employee and Visitor parking spaces should be onsite if dictated by the local code or within 2 blocks of the leased space. Below grade space is unacceptable Layout of Space: the space should allow for efficient layout and office workflow and support a secure interviewing configuration. Columns must have regular spacing of sufficient distance to support effective design Accessibility: The space needs to be visible or easily located from a primary or secondary street. If on high-traffic roadway or multi-lane thoroughfare, traffic signals must be within two (2) blocks to provide safe access to the space. Public transportation routes / stops must also be within the equivalent of two (2) city blocks. Adequate parking at reasonable market rates should also be within two (2) blocks of the space to include sufficient parking for disabled persons consistent with the Americans with Disabilities Act (ADA) requirements and in consideration of customer needs Neighborhood: a variety of eating facilities and other employee services such as retail shops, banks, cleaners, etc., should be located within four (4) blocks of the space Condition of Space: Class A space is preferred and should be considered professional quality office space. Additionally, the space should have no history of water, moisture intrusion or mold growth. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain.� Expressions of Interest must include the following information: Building name and address and location of the available space within the building; Rentable square feet available and expected rental rate per rentable square foot, fully serviced; ANSI/BOMA office area square feet (ABOA SF) to be offered and expected rental rate per ABOA SF, fully serviced.� Indicate whether or not quoted rental rate includes an amount for tenant improvement and state the amount, if any; Date of space availability; Method of rentable space measurement; Building ownership information; Energy efficiency and renewable energy features existing within the building; and List of building services provided.
