� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Louisiana City: Baton Rouge Delineated Area: Northern Boundary: From the intersection of Interstate 110 and Highway 408, traveling east on Highway 408, south on Highway 37, east on Highway 64, south on Highway 16, east on Highway 190 to the intersection of Highway 190 and Highway 447. Eastern Boundary: From the intersection of Highway 190 and Highway 447, traveling south on Highway 447, south on Highway 16, southwest on Highway 42, west on Highway 431, south on Highway 431 to the intersection of Highway 431 and Highway 935. Southern Boundary: From the intersection of Highway 431 and Highway 935, traveling west on Highway 935, south on N. Coolidge Avenue, northwest on N. Tobey Avenue, west on Highway 938, north on Highway 938, west on Highway 74 to the intersection of Highway 74 and Highway 30. Western Boundary: From the intersection of Highway 74 and Highway 30, traveling north on Highway 30, west on Highway 327, northwest on Highway 327, west on River Road, north on River Road, north on N. 3rd Street, east on Chippewa Street, north on Interstate 110 to the intersection of Interstate 110 and Highway 408. Minimum Sq. Ft. (ABOA): 3,232 Maximum Sq. Ft. (ABOA): 3,232 Space Type: Office Parking Spaces (Total): 11 on-site parking spaces Parking Spaces (Surface): 11 Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 10 Years Firm Term: 5 Years Option Term: Additional Requirements: Space offered must be contiguous and have potential for an efficient layout Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.� The U.S. Government currently occupies office space in a building under lease in Baton Rouge, Louisiana that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Due: December 7, 2020 Market Survey (Estimated): TBD Occupancy: September 15, 2021 Expressions of interest must include the following information: Building name and address and location of the available space within the building Rentable square feet available, and expected rental rate per rentable square foot, fully serviced ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any) Energy efficiency and renewable energy features existing within the building List of building services provided Building, space, and parking accessibility in compliance with ABAAS. Building, space, and parking compliance with fire and life safety and seismic requirements. Building, space, and parking compliance with ISC and Publication 64 security standards.
