- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Missouri City: St. Louis Delineated Area: North:� Page Ave. / Hwy 364 East:� I-270 South:� Hwy 100 / Manchester Rd. West:� Hwy 340 / Olive Blvd. / Hwy 141 Minimum Sq. Ft. (ABOA): 3,580 Maximum Sq. Ft. (ABOA): 3,759 Space Type: Office Parking Spaces (Total): 10 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 10 Full Term: 15 years with termination rights after 90 days Firm Term: 10 years Option Term: none Additional Requirements: Space should be located above ground/street level and/or the first floor. Space will be located not more than the equivalent of two city blocks from a� primary or secondary street Efficient use of space: configuration (space should be no more than twice as long as it is wide), size, number, and placement of columns (columns must beat least 20 ft. from any interior wall and from each other, and be no more than 2ft. square). Space will be located in a professional/ business environment, free of non-administrative offices, processes, or activities of any public or private entity.� Space shall not be located on any floor housing vendors of food or services of any kind, or any activities, which result in the congregation of individuals in hallways and/or corridors.� Adjacent office activities must not be of a nature that threatens the confidentiality of Government informants and witnesses, or the security of arrestees and agents. Space cannot be located in any area that the Government deems as vulnerable to significant outside threats, such as an office site located directly over high public traffic areas, such as a public street, highway, or tunnel or other location that could impact our sensitive operations or increase risk to Government employees. Space must have two separate entrances that are acceptable to the Government. Government agents may have side arms or carry long rifles in gun cases into the space. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
