General Services Administration (GSA) seeks to lease the following space: State: North Carolina City: Asheville Delineated Area: North: Chestnut Street to Furman Avenue to I-240 East: I-240 to I-40 South: I-240 to Biltmore Avenue to Lyman Street West: Regent Park Blvd to I-240 to Montford Ave to Chestnut Street Office Minimum Sq. Ft. (ABOA): *9,281 ABOASF �(see Additional Requirements below) Office Maximum Sq. Ft. (ABOA): 9,281 ABOASF Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 Years Firm Term: 10 Years Option Term: none Additional Requirements: Offered space must be contiguous and on one floor. Space offered above ground floor must be serviced by two handicapped accessible elevators. Must be a professional office environment. Location Requirements: ? Space considered inefficient by the government will not be acceptable. Space should have no history of prior heavy industrial use such as large dry cleaning operations, gas stations, and industrial facilities. ? The space should not be located immediately adjacent to railroad tracks. Buildings containing warehouse, residential or manufacturing facilities or buildings located in or� near industrial or manufacturing zones or complexes shall not be acceptable. ?��������Offered space must meet the access requirements as outlined by SSA.�The route from the primary or secondary street shall be direct. Sites located on a high-traffic roadway or multi-lane thoroughfare must have traffic signals within two blocks to provide safe access. Sites which are located directly on or near a roadway which presents a hazard will not be considered. Buildings located near bars, nightclubs, and liquor stores will not be considered.� Locations near dry cleaners, beauty salons, bingo parlors or other business that produce large fluctuations in traffic or smells detectable within the office space will not be considered Parking: The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in absence of a local code requirement, on-site parking shall be available at a ratio of�1 space for every 200 RSF�of Government-demised area. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� The proposed leased space shall be fully serviced.� Offered space shall not be in the 100 year flood plain.
