- U.S. GOVERNMENT Seeks to lease the following space: State: Kansas Delineated Area: Central Business Area (see attached map) Minimum Sq. Ft. ABOA 41,135 Maximum Sq. Ft. ABOA: 41,135 Space Type: Laboratory Parking Spaces (Total): 79 + ABAAS Surface: 79 + ABAAS Special Parking: 3 (12� x 35�) Full Term: 20 years with termination rights after 90 days Firm Term: 15 years Additional Requirements: Loading dock with two rolling doors. 1,900 SF Detached building for storage of hazardous materials. Approximately 10,000 SF for mechanical space. Site access for a 53� long semi-truck. Mezzanine, loft space, mechanical, or hazardous material building storage will not be considered part of the ABOA SF. The building shall not be located within 250 linear feet from an active or non-active railroad track. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� The lease shall be net of electricity.� Offered space shall not be in the 100 year flood plain.
