(ABOA): 12,665 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Reserved): 0 Full Term:5 Years Firm Term: Option Term: N/A Delineated Area: City Limits of Manchester, NH Building Space Layout: Space configuration shall be conducive to an efficient layout and contiguous. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. � Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. The Government requires offered space to be contiguous. If space is located above the first floor, the space must be accessible via two elevators at a minimum. A fully serviced lease is required. Space must meet the Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the lease. The building must be able to comply with the Americans with Disabilities Act and meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. Offered building cannot have any residential tenants. This requirement will house a federal law enforcement office where employees can or have the potential to carry weapons, and people may be temporarily held and/or questioned. Offered space must be able to accommodate a floor load that could potentially include gym equipment, safes, and vaults. Ceiling of 9 ft or higher. Within close proximity of public transportation. Normal Hours of Operation: 7:00 AM � 6:00 PM M-F; offered space must be accessible 24/7. Offered building must allow roof top rights for antennas. Offered space shall not be in the 100-year flood plain. Other: Not all minimum requirements are reflected in this advertisement. The U.S. Government currently occupies office and related space in a building under a lease in Manchester, NH, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: 1. Building Name and Address, and Location of Space Within the Building 2. Legal Description 3. CAD drawing of space offered. 4. ANSI/BOMA defined Office Area Square Feet 5. Rentable Square Feet Offered 6. Percentage of Common Area Factor used to Determine the Rentable Square Feet 7. Estimated rental rate with a reference to the amount of tenant improvement allowance that is included in the proposed rate and whether the rate if offered on a fully serviced, NNN or modified gross basis. If the rate is not offered on a fully serviced basis, the offeror shall provide estimated additional net terms to bring the rent up to a fully serviced equivalent. 8.
