- Solicitation for Offers No: 6IL0318 Procurement Type: Pre-solicitation Date Posted:� September 26, 2019 Statement of Requirements:� The U.S. Government currently occupies office and related space in a building under lease in Arlington Heights, IL that is expiring.� The Government is considering only alternative space if economically advantageous.�� In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government requirements, as well as costs incurred through relocating, such as physical moving costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. City, State: Arlington Heights, IL Delineated Area: Within the following boundaries: North:�� Palatine Road to Willow Road East:���� I-294 South:� Devon Avenue to I-90 to IL-72 to Elmhurst Road to Devon Avenue to Nerge Road West:��� Roselle Road Minimum Sq. Ft. (ABOA): 50,200 ABOA SF Maximum Sq. Ft. (ABOA): 50,784 ABOA SF Space Type: Office and Related Space Parking Spaces (Total): Parking shall meet local code requirements. Parking Spaces (Surface): Parking shall meet local code requirements. Parking Spaces (Structured): N/A Parking Spaces (Reserved): N/A Full Term: 20 years Firm Term: 15 years Option Term: N/A Additional Requirements: Offered Space must have a loading dock. Approximately 10,000 ABOA Sq. Ft. of the Offered Space must have floor loading for heavy demonstration equipment and minimum 16� clear ceilings. Approximately 4,100 ABOA Sq. Ft. of the Offered Space must have a minimum 9� 10� finished ceilings. Remaining offered space must have minimum of 9� finished ceiling. 180 square feet of parking area space is required for demonstration equipment storage. The parking lot must contain a 20� x 200� area that can be used for demonstration purposes. Lessor to provide Tenant Improvement Allowance to be amortized into rent per Request for Lease Proposal. Space shall not be located within the 100-year flood plain or wetland unless the Government has determined it to be the only practicable alternative. The offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety and Handicapped Accessibility. The Government will have access to the space 24 hours a day, 7 days a week.� Expressions of Interest should include the following: Building name and address and location of the available space within the building. The building site/lot plans, interior building layout drawings/pictures (with dimensions shown preferably) reflecting the space that is being offered. Identification of public transit routes/stops near the property offered. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced. ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Building ownership information. Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any). Energy efficiency and renewable energy features existing within the building. List of building services provided. If the Expression of Interest is submitted by a broker, a letter from the owner of record authorizing the broker to represent the owner should accompany the Expression of Interest.
