Advertisement� � � � � � � � � � � � � � � � � � � � � � � � GSA Public Buildings Service � � � � � � � � � � � � � � � � � � � ��U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Lorton Delineated Area: North: Lorton Road; South: Occoquan River; East: Richmond Highway (Route 1); West: Ox Road. Minimum Sq. Ft. (ABOA): 22,312 ABOA SF Maximum Sq. Ft. (ABOA): 23,812 ABOA SF Space Type: Office and Warehouse Parking Spaces (Total): 38 Parking Spaces (Surface): 38 Parking Spaces (Structured): 0 Parking Spaces (Reserved): All 38 spaces shall be reserved. Full Term: 15 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: Offered space must include three (3) loading bays capable of accommodating 18-wheeler trucks; one (1) of the bays must have a ramp. Warehouse space shall have 24 ft. clear ceilings with the ability to store materials up to 20 ft. Space consists of office and warehouse space as listed below, these areas must be adjacent to each other: Office Space: Approximately 15,000 ABOA SF shall be office or flex space which is fully conditioned, Warehouse Type of Space for Special Law Enforcement Work: Approximately 8,812 ABOA SF shall be warehouse space that meets the ceiling height requirements above.� The bays must have direct access into the warehouse space. This space must be heated. Space must be able to accommodate multiple LAN rooms totaling approximately 214 ABOA SF.� Space is classified under the office space above and must have supplemental cooling.� Space must have secure access to rooftop antennas. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. The U.S. Government currently occupies office and related space in a building under an expiring lease in Lorton, Virginia. The Government is considering alternative space within the specified delineated area if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that can potentially satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and furniture and specialized equipment relocation.� The Government will use the information it receives in response to this advertisement as a basis to develop a cost/benefit analysis, and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. The Government�s decision regarding whether to relocate will be based, in part, on information received in response to this notification. If the Government elects to relocate, the target date for occupancy would be approximately twelve (12) months from the date of this advertisement. The Government reserves the right to disregard as inadequate any responses to this notification that fail to include the property-specific information listed below as being mandatory submissions in responding to this notification. Not all minimum requirements are reflected in this advertisement. At this time, the Government is only considering existing buildings.� New construction options may be considered only if the building can meet the required delivery date for occupancy. Expressions of Interest must be received in writing no later than January 21, 2021�by 5:00 PM Eastern Time, and should include the following information at a minimum: � Building name and address? � Location of space in the building and date of availability? � For all offered properties other than the incumbent location, a full service rental rate per ABOA SF inclusive of a Tenant Improvement Allowance of $58.96 per ABOA SF and a Building Specific Amortized Capital Allowance of $25.00 per ABOA SF, both of which to be amortized over the firm term, meeting GSA�s standard building shell requirements? � Date the building will be ready to begin constructing tenant improvements � Scaled floor plans (as-built) identifying offered space? � Information on building ownership; and � Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
