- The General Services Administration (GSA) seeks to lease the following space: City/State: Northern Virginia Delineated Area: Northern Virginia Minimum Sq. Ft. (ABOA): 194,718 Maximum Sq. Ft. (RSF): 222,508 Space Type: Office and Related Space Parking Spaces (Reserved): 300 Full Term: 20 years Firm Term: 20 years Option Term: N/A Additional Requirements: Vehicle Service Area: approximately 8,700 ABOA SF of the space will be used as a vehicle service area. The ceiling height of this area must be a minimum of 19� clear and the area must be serviced by the drive-in bays noted below; Loading Docks: minimum of one (1), measuring at least 10� tall by 8� wide and equipped with an electrically operated bay door and a dock leveler;� Drive-in Bays: minimum of two (2), measuring at least 10� tall by 8� wide and equipped with an electrically operated bay door. This requirement can be accommodated by a ramp, which will be required to meet the minimum standards of the RLP and Lease; Security: The offered building must have the ability to accommodate ISC Level IV Security Requirements. Weapons:� The offered building must permit the Government to bring weapons and related secured ammunitions into the building. The U.S. Government currently occupies office and related space in a building under a lease in Manassas, Virginia, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs and replication of tenant improvements and telecommunication infrastructure. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.� In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, CBRE, Inc. Offered space must meet Government requirements contained in both Prospectus PVA-02-WA20 and in the RLP/Lease to be issued, including but not limited to requirements for fire-safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.� Not all minimum requirements are stated in this advertisement.� Expressions of interest must include the following information: 1.�������� Building name, address, and age; 2.�������� Location of space in the building and date of availability; 3.�������� Rentable square feet (RSF) offered and rate per RSF; 4.�������� ANSI/BOMA office area/usable square feet (ABOA SF) and rental rate per ABOA SF, full service, meeting GSA�s standard building shell requirements and inclusive of the following: a)�������� Tenant Improvement Allowance (TIA) of $42.85/ABOA SF for the incumbent location and $58.96/ABOA SF for alternative locations. b)�������� Building Specific Amortized Capital (BSAC) Allowance of $35.00/ABOA SF for all alternative locations. 5.�������� Name, address, telephone number, and email address of authorized contact; 6.�������� Scaled floor plans (as-built) identifying offered space. 7.�������� Information on project and building ownership.
