- Page 3 of 3 The Veterans Affairs (VA) Long Beach Medical Center currently leases 7,286 rentable square feet (RSF) of space at 9605 Scranton Rd, San Diego, CA 92121 known as the VA San Diego Finance Office. The current lease is expired. The VA intends to relocate and enter into a new, replacement lease that shall be acquired in accordance with (IAW) the authority outlined in the General Services Administration Acquisition Manual (GSAM). The VA will take in consideration the cost of moving, alterations, and other factors when determining where to relocate. The VA will require any space being offered to meet the following criteria: A lease for up to 20 years; Offered space can be on no more than one (1) floor; Shall provide at the minimum of 6,500 rentable square feet (RSF); with a maximum of 8,500 RSF; On-site parking for a minimum of 50 vehicles is required, of which at least two (2) spaces must be ADA compliant; Proposed property shall not be located within the 100-year flood plain; The proposed property must be within the delineated area as follows: North: FWY 56 South: I-8 East: Camino Ruiz -> I-805 -> FWY 163 -> I-805 (refer to Delineated Area map) West: Torrey Pine Rd -> La Jolla Blvd -> Mission Blvd -> Mission Bay Dr. (along coast line) To be included in initial considerations, interested offerors shall address ALL the following when responding to this announcement: Proposed Property address with a map showing property within the delineated area. Name, phone number and email address of Property Owner. Note, if responding and you are not the property owner, i.e. broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner. Documentation evidencing that proposed property is outside the 100-year flood plain. Documentation delineating the cost advantages to the Government for relocating to proposed space. Documentation delineating offerors ability to meet all the Governments requirements identified in this announcement. Amount of space offered. Cost. i.e. dollar per square foot. Number of parking spaces. Note, the above figures are minimums, there is no maximum. Date space is available. Other pertinent information that will help the VA determine if relocation will be economically advantageous. The building and parking area must be fully accessible, meeting all requirements of the Americans with Disabilities Act and the Uniform Federal Accessibility Standards. The building must comply with the Interagency Security Committee Security Design Criteria for New Federal Office Buildings and Major Modernization Projects as well as other security guidelines, which will be provided during the Solicitation for Offers process. The Government is limited by law (41 C.F.R. ยง 102-73.55) to pay no more than the appraised fair rental value for space. Interested offerors (owners or their legal representatives, i.e. brokers) shall submit information concerning their properties outlined above to Ralph Fontela via email at raphael.fontela@va.gov, no later than 4:00 PM PST on Friday, January 15, 2021 including all questions or concerns. Interested offerors shall include the following title in the subject line of the email, RFI # 36C26221Q0263-SD Finance Office . Please note, email size shall be limited to 5 MB, therefore multiple emails maybe required.
