State: Washington City: Kent or Renton Delineated Area:� City limits of Kent and Renton � any location that is less than 5 miles from the Interstate 5 / 405 freeway on and off ramps Minimum Sq. Ft. (ABOA): 7,330 Maximum Sq. Ft. (ABOA):� 8,063 Space Type:� Warehouse Parking Spaces (Total):� 10 Parking Spaces (Surface/Reserved):� 10 Full Term:� 120 months Firm Term:� 84 months Renewal Option Term: 60 months Additional Requirements: 20� ceiling height. Cannot be located near railroad, daycare, or HAZMAT facilities. Minimum 20� column spacing. Minimum 68� turning radius on travel path from either bay door or to the public street. Two 14�H x 12� roll up motor operated bay doors. Minimum clear distance of 6� from bay door center line to both walls. Minimum 12� behind vehicles to allow for ramps and equipment loading/unloading. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain.
