� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Houston Delineated Area: Within the Central Business District of Houston, TX bounded by the following: North:� IH-10 East:��� Eastex Fwy/IH-69 South:� IH-69 / IH-45 West:�� IH-45 Minimum Sq. Ft. (ABOA): 18,191 Maximum Sq. Ft. (ABOA): 18,191 Space Type: Office Parking Spaces (Total): 9 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 9 on-site reserved structured spaces Full Term: 17 Years Firm Term: 15 years Option Term: Additional Requirements: Space offered must be contiguous, located on the second floor or above, and have potential for an efficient layout. �Building floor plate must be a minimum of 15,000 ABOA SF. Minimum column spacing of 25� is required.�� For space on more than one floor, contiguous floors are required with secure vertical access between the floors. 9 reserved parking spaces are required on-site.� If on-site parking is not available, the Government may consider parking within two (2) walkable blocks from the building. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.� Expressions of Interest Due: February 4, 2021 Market Survey (Estimated): March 2021 Offers Due: April 2021 Occupancy: December 15, 2021 Expressions of interest must include the following information: Building name and address and location of the available space within the building Rentable square feet available, and expected rental rate per rentable square foot, fully serviced ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any) Energy efficiency and renewable energy features existing within the building List of building services provided Building, space, and parking accessibility in compliance with ABAAS.
